Canopy at Mill District is a thoughtfully designed residential collection in Healdsburg, California, marking Olson Kundig’s first Northern California condominium project. Situated within the $500 million Mill District, downtown Healdsburg’s newest master-planned neighborhood and a visionary redevelopment of a historic lumberyard, Canopy seamlessly blends modern elegance with the natural beauty of century-old redwoods.



Developed by Replay Destinations, Canopy features 43 residences across three buildings, each designed to foster a deep connection between architecture and nature. Expansive glass walls dissolve boundaries between indoors and outdoors, while a refined palette of wood, stone and metal pays homage to the site’s industrious past. Wide-plank oak flooring, Miele-equipped kitchens and spa-inspired bathrooms with Waterworks fixtures elevate the living experience, offering both functionality and sophistication.



One of the project’s key focuses was crafting a contemporary residential experience that respects the site’s history and natural surroundings. Olson Kundig’s approach embraces this duality—creating structures that feel rooted in its past yet forward-thinking. The design’s interplay of light and shadow, openness and shelter, ensures each residence is both a private retreat and a seamless extension of its environment.
