Sustainable eco-resort in Kislovodsk

Concept

This multifunctional project is the result of a conceptual development of the territories of the Levoberezovsky village, located near Kislovodsk and Narzan. Massive ecological resort occupies two sites with more than 4 hectares of land – so called "Rock" territory and "Market Square" landfill. The authors of the project decided to position two main functional areas – a thermal complex and a market cluster – separately, as well as to design a large- scale park area, which will become the basis for the development of the planned territory "Park of Ponds" (gardens, pavilions, hotel villas farmer schools).

The primary function of such a large-scale project is to form a leading tourist resort in Russia, which will serve as an architectural starting point for the global development of the territory. The project is aimed at the conservation of the unique lands of the North Caucasus, eco development and cultural preservation. It will become a unique platform for business development and major collaborations in the field of ecology, innovative entrepreneurship and tourism.

About the project

The complex of two buildings is located on a mountain slope, almost on the edge of the mountain. The best views of the valley open up at the south-east, hence why the orientation of the facades was chosen in a very specific way. The peculiar topography of the site was the key to the architectural form. Architecture quite literally unfolds on the slope, and the building flows organically into the surrounding landscape. The forms of the building become a laconic continuation of the relief area, reminiscent of wind currents that form picturesque mountain ranges.

The region is called the "Valley of the Sun and Narzan”. Oxidised copper is a symbolic expression of the sun, open spa spaces and pools – of the mineral springs, green spaces on the terraces symbolise the rich fauna of the region. Each floor of the terminal complex is shifted relative to the previous one, the flat roof of the lower premises becomes a terrace for the upper ones. Such unusual arrangement of floors has a positive effect on the perception of the entire complex. The building organically flows into the surrounding landscape. The market square is part of an eco-resort. According to the plan, this area will be occupied by shopping arcades and pavilions where you can buy products from local farmers and craft products. The large complex occupies an impressive area of 16,000 sq.m., and also includes an open courtyard with a fountain and small architectural forms, a multifunctional pavilion with offices and a premium hotel.

Future development

The concept of development of the territories is conditionally designated as “sports, spa, eco-farms”. According to the development plan, an aqua-thermal complex, creative, cultural and scientific spaces, hotel townhouses, stone villas and family mini-farms are planned to be located directly next to the eco-resort.

Originally, this territory is an agricultural land, including family tourist eco-mini-farms (according to the concept, farms for small and large cattle, birds, one mixed farm, a milk processing center, a greenhouse for harvesting herbs, garden-greenhouse), tourist villas of different sizes – from 50 to 150 sq.m. with swimming pools, from different materials - stone, frame, glued laminated timber, by location - near farms, near the gorge, on the hills.

The implementation of such a unique project will make it possible to combine a hotel, thermal complex and agro-farms in one unique place.

As part of the potential development of the territories, the following options are proposed for consideration:
• sports and recreation complex with rides for bungee jumping;
• football stadium and children's academy;

• large garden complex with open fields;
• amusement park and museum of ecology, • children's science center.
