Belvedere Gardens is a mixed-use development located in Waterloo that provides 98 apartments within two towers. Developed by Braeburn Estates, a joint venture between Canary Wharf Group plc and Qatari Diar Real Estate Investment Company, Belvedere Gardens is the third building to be launched within the Southbank Place masterplan. The Residence is a mixed-tenure development of 505 homes set within the Vauxhall Nine Elms Opportunity Area. The site was former industrial land and Ponton Road, which sits next to a railway viaduct, once contained a train station and sidings. The developer, Bellway, split their land holding into two plots and GRID was appointed to design the eastern parcel for private tenure, while Maccreanor Lavington are the architects for the western parcel for affordable housing. © Jack Hobhouse The architectural treatments are however very different. a|911 developed the Executive Master Plan for Transportation, including the improvement of public spaces and the architectural design of the stations. Transportation is one of the most relevant issues in the Nezahualcóyotl area, partly due to the high population concentration, mobility needs, and largely due to the deficiency in road infrastructure and mass public transportation. The Neza-Chimalhuacán Bus Rapid Transit (BRT) will impact approximately 2 million people, providing a more efficient, fast, and comfortable transportation system. Situated at the head of Spoor Noord, the hospital is a hinge between the park, the docks and the city, and thus benefits from each of their qualities. The limited surface area of the site requires the hospital to be organised vertically. The hospital structure has a clearly discernible layered construction. All outpatient activities with consultation rooms, centres of knowledge and medical technical services are in the lowest section. The various nursing units are located in an L-shape at the top of the pedestal, above which is the administrative block. The renewal plan puts emphasis on the integration of green and the connection to adjacent green structures in the area. Compact blocks of 3 houses are positioned in such a way that space for compact public squares is created along the Klimopstraat.The first housing block has a somewhat different status and is addressing the central park. The masterplan for Hamburg's HafenCity by KCAP/ASTOC defines the large-scale transformation of the former inner city port area. Its flexibility ensures a high degree of adaptability to future changes thanks to the 'conditions of freedom' foreseen by the framework for the development process for a resilient future-proof living and working environment in close relationship to the water. The design won the internationally recognised competition in 1999 and the development is still ongoing. The 3 villas are part of the Masterplan Breite Furt and are located in a large park, protected from street noise by the new buildings along Breitenfurter Straße (Markt & Schule, ON 239). The urban planning goals were to create a high permeability despite the required density, to interlock the residential area with the green space and to create a connection to the natural area “Wilde Liesing”. The masterplan reinterprets the rock and beach formations of the islands of Palawan: bringing a new residential experience that balances affordable living and the green agenda.
