Multifunctional complex with apartments on Kulneva street

The bulk of the building was assigned by the size of the emptied site and the marks of the neighbouring buildings: 135x76 m, with the height of 68 m. The main difficulty at the stage of elaboration of the plan solution was connected with big dimensions of the pavilion, which meant big percentage of space deficient of natural light which is unacceptable by the standards. It was necessary to find a solution, providing access of light and a maximum output of usable space. 4 basic schemes were developed with various variants of daylight pockets arrangement: 4 from two sides, 2 from one or from the opposite sides, and a variant with 2 open inner atriums. The last one, as a most rational and guaranteeing the biggest planning and communicational freedom, was accepted to the further engineering. Office space, located on 3-16 floors, are grouped into 4 independent blocks with open plan, each has its own lift hall with 8 lifts and 2 emergency ladders. And two blocks of apartments, focused at gable facades of the complex and designed as hotel rooms of the highest category, have obtained their own communicational units with lifts, vast halls, winter gardens and a security-point at each floor.


First two above-ground floors of the complex are adjusted for public and shopping space. The latter are located at the entry floor and are oriented to a small pedestrian street between the new complex and the extended bulk of “Mirax-Plaza”. The first floor contains convention halls, conference rooms and fitness centre, which will be available for lease holders and visitors of the multifunctional complex.


The work on façade solution search was carried out in several directions. To be more precise, the basic principle was uniform, and materials and sculptural design were different from variant to variant. For the reason of close neighborhood of the new complex to the buildings going into “Mirax-Plaza” ectypes were to be restricted to only external facades facing Kulnev Street and tall towers. In this case, the design formed by plane facades and their relief variations, was to create an illusion of identity. After long search of the most expressive and harmonious solution in relation to the environment, an original façade structure was developed, based on a uniform 1.4m module, based on the 8.4m column pitch in the framework of the building. Bulk large-sized lattice from wide horizontal and vertical impost-bars, encased with metal composite panels is placed on the main structural glazing. These bars, made up from 2 60 degrees angle-skewed flat areas, gave an opportunity to develop the plastics of the wall, which allowed to create unique bay-corbels, located on the two facades of the building in free beat. The depth of the projections varies from 650 to 1300 meters, which provides quite sensible increase to the area of offices and cabinets.


Yard facades are solved in a different way. Evenness of the structural glazing is interrupted only by vertical bulks of staircase-lift blocks. Even here an illusion of depth was created to recompense narrowness of inner yards. Facades are executed with two kinds of glass – ordinary transparent and tinted, dope-dyed. Transparent horizontal sections allow glance inside the building, thus optically broadening space of the yard by means of the inner space of the complex. And the colour of non-transparent sections is selected in such a way (from sharp yellow, through orange and red to sullen purple), that a person standing in the yard or looking inside the yard from a window of a cabinet would have an impression of a sunlit façade.
