Occupying the ground floor of a soft loft development, this project converted a commercial space into a ground floor penthouse. It was a start-from-scratch project, to take advantage of the high ceilings and natural light. The unit is predominantly south-facing, looking onto the walking path along the Lachine canal. It is a project which considers the boundaries of public and private, exploring how these boundaries can simultaneously be upheld and dissolved. In Toronto’s near suburbs, the sensitive redevelopment of low-density post WWII sprawl is a win-win opportunity whose time has come. Our residential condominium project is at the vanguard of this emerging phenomenon.  The 2.5-hectare site ticks all the boxes- located along an underutilized arterial road in a forward-looking suburban municipality that has developed new planning guidelines for urbanization. Prior to designing this home, Jon and Elisa Clements were acutely aware of their surroundings, having lived in the street for eight years. Jon was also mindful that as their lives continue to change, the house might need to change as well, and it was planned with a divided program allowing for potential future subdivision into two separate dwellings. A young couple, in anticipation of starting a family, desired a new family home that reflected their cultural background and individual taste. He was Spanish, and was drawn to black and white minimalism. She was Mexican, and wanted splashes of color in a modern home.
