Wood-hybrid high-rise in Offenbach am Main

Eike Becker_Architekten as Architects

In Offenbach, near the Main bridge at Kaiserlei, an impressive new quarter is being built: the Namu. With its 32 floors and a gross floor area of around 60,000 m2, the 124 m high timber hybrid building is an expressive landmark in the Rhine-Main metropolitan region, visible from afar. The building's shape, which widens as it rises, clearly sets it apart from the classic Frankfurt skyscrapers that taper towards the top. At the same time, Namu - the Korean word for tree and wood - impresses with its future-oriented construction method based on the cradle-to-cradle strategy. Thanks to the high proportion of wood, many tons of CO2 are thus filtered from the air even before construction begins. Innovative laminated timber beams integrated into the structure ensure fire protection and stability. The modular construction method made possible by the use of wood also facilitates the assembly, maintenance and servicing of the building.

Remarkable for a high-rise building of this size is the curtain-type and openable facade: It captures solar energy and thus enables a largely self-sufficient energy supply. Inside, on the other hand, Namu impresses with flexible and thus sustainably usable spaces that can be used as individual or open-plan offices according to the needs of the tenants and can be individually combined. The building also offers attractive options with regard to an appealing work-life blending: On the roof, a sky bar invites visitors to linger, while the first floor in turn serves as a central marketplace for children and adults to eat, relax and play. Due to the varied possibilities of the Namu, one can find a variety of gastronomic offers as well as a dry cleaner and a day care center. Outside, numerous green spaces with seating, cafés, restaurants, and the proximity to the banks of the Main River offer an opportunity to get together and create a lively community. The comprehensive, sustainable mobility concept that further supports this approach includes, among other things, an extensive car- and bike-sharing offer. In addition, half of the 7,100 parking spaces located in the basement have e-charging stations. The property is rounded off by a breathtaking view from the skybar over the metropolitan region with a view of the ECB and the Frankfurt skyline.
