this was a very challenging design project as it was clubbed with low cost housing of existing tenants. once we accomodate them then only we could construct the office building. we were given higher fsi to compensate for the free housing developer provided. due to small plot size we designed part of the building starting at 50 feet height . this gave us room for appreciating the building and also space for landscaping. it gave some relief in massing as well. on the eastern corner a fire refuge area with 25 feet height gave break in the massing at 80 feet height. the northern facade is treated with glass and south west facade is treated with combination of glass and composite panels to minnimise heat gain.
