Residential and office building Hage loft / MUUUH! Group Osnabrueck

KRESINGS as Architects

In 1897 Osnabruck, where once bicycle handlebar grips and tennis balls were manufactured, now lays a new Live-Work district. Within it, the old chemical factory of Hagedorn stood empty and unused since 2010. Today, the plant is recognized as a Historic building with ensemble protection and will soon undergo an adaptation to host 18 modern loft apartments and office space for the new headquarters of the MUUUH! Group. The once manual work of the Hagedorn factory will now be replaced with a cradle of digital-related work.

Large-format windows, cast-iron columns and long-span reinforced concrete beams characterize the living spaces and preserve the industrial charm of the old factory. The surrounding residential buildings help to frame an interior green courtyard.

The part of the building facing Lotter Street will become the office space of MUUUH! Group - a young start-up specialized on optimizing corporate customer management. MUUUH stands for courageous, uncomfortable and excellent, which is not only the motto of the company but also the inspiration for the new office design. Managing Director Jens Bormann felt it was important to create a “Working World” in which one enjoys being a part of, that streamlines and encourages the development of ideas.

An environment in which one can develop individually and is accessible to everyone. The open-space workspaces allow the teams to come together. Whether disco or Scandinavian-minimalist environment, each employee is offered the right space. Jens Bormann’s vision is not only beneficial to his employees, but also to the surrounding residents. A relaxed and informal atmosphere, instead of a stressed hard-working environment, would benefit both residents and workers alike.

The character of the old industrial building is partly retained and partly deliberately interrupted. The old exposed structural piles give way to an almost black face brick wall. Meanwhile, at the old gatehouse, a new added floor pushes into the street to establish a new sense of address.

And so, it’s said, for a crazy original idea: A company wanting to participate in the dodgeball Word Cup, had as a first step the idea to build its own gymnasium, worthy of the Championship to be played in.
