The Villa Metro is An office building located in Mokotów at the intersection of Warsaw's communication arteries within the large communication and interchange hub, which consists of: metro station for Line I, bus terminus, tram terminus and P+R facilities. The building is directly adjacent to the entrances to the “Wilanowska” metro station rebuilt as part of same investment.
The designers of the project had a difficult task. The building was planned on a small corner plot with irregular shape, partly occupying the area where the original southern entrance to the metro station was located.
The main design assumption was to soften and unify the building body determined by the difficult shape of the irregular plot, as well as to create a harmonious and elegant building that would soften the multithreading of the environment, order the surrounding chaotic space, becoming the first element of the housing planned in the local plan of the city square.
The distinctive soft and rounded corners from the north-east and south-west contrast with sharp edges from the Park and Ride parking lot.
The building is a stand out feature thanks to the white rhomboid structure made of aluminium, imposed on the completely glazed facades. This is designed to resemble the letters VM intended to become the hallmark of the "Villa Metro" office building. In the final result the design assumptions have been met and the building is already a recognisable and is a landmark feature on the map of Warsaw.
Interiors of staircases have been left in bare concrete, only sanded, impregnated and finished with graphite steel railing complemented with a wooden handrail.
At the time of obtaining the occupancy permit, Villa Metro had 100% of leasable space occupied which is undoubtedly a success given today's high rate of office space supply in Warsaw. The building was appreciated by tenants such as: Circle K, Regus, PZU Zdrowie, Amgen.
The building belongs to the category of AA class office buildings. Its total area is 11,000 m2, GLA 8,000 m2. The number of floors above ground is 9, underground 2, height 35m (max. allowed by the local master plan). The Villa Metro building hasachieved the LEED Gold level certificate.
