As it is well known, buildable surface potentials are very limited. A promising solution to create more living space - even if the lack of space due to the unchecked influx is hard to get a grip on - is re-densification. There are various possibilities: In addition to the increase of the houses, we also plead for living above parking lots. So not only existing buildings are suitable for the re-compaction, but also parking areas. Supermarkets and discounters, as well as furniture stores and hardware stores, all have large parking lots available to their customers, which can be overbuilt.
We see here the solution in elevated apartment buildings, where the function remains as a parking lot. The use of car parking spaces, which are usually perceived in the urban context even as an urban development maladministration, does not mean their replacement. It is about the use of the airspace above.
A modular timber construction is ideal for this purpose. In addition, the use of parking is hardly limited during the short construction phase. Conclusion: The overcrowding of parking lots shows a possibility to quickly generate new areas for the construction of residential buildings.
As an additional offer there will be Carsharing vehicles, electric fast charging stations and bicycle parking spaces. Carsharing is provided to tenants in cooperation with a regional provider. A study by the German CarSharing Association shows that a single carsharing-vehicle can replace between eight and twenty cars. This number is supported by a recent study by the Karlsruhe Institute of Technology. In addition to the carsharing, the real estate project also relies on electric charging stations for e-vehicles. There are also bicycle parking spaces in the residence. They should heighten the awareness of the local residents to use less the car and more and more a bike.
The houses are to be created in the city of Trier above a huge big private parking lot.
