The 22 de Dicembre Project involves the purchase and demolition of two houses on 160m² plots to merge them and maximize land use. The project includes a half-level excavation downwards and the construction of five levels upwards. The building features two parking levels for 16 vehicles. On the ground floor, there are two units of 120m² plus 20m² of terrace.
Additionally, the project includes four standard apartments of 120m² and two penthouses on two levels of 175m² plus 30m² of terrace. At the top, there is a rooftop for common use, ideal for socializing and enjoying panoramic views. The main challenge was to optimize the limited space and create the best apartments in the area.
Each apartment includes two bedrooms with closets and full bathrooms (the master with a walk-in closet), a living room, dining room, fully equipped kitchen, TV room, laundry area, and a service room with a full bathroom. The penthouses feature a second level with a playroom/bar, dressing room, and full bathroom, with the possibility of converting it into a third bedroom.
Separating the building from the rear boundary allowed for excellent lighting and natural ventilation in all spaces, creating a pleasant environment. Each level of the building offers exceptional views, as it is adjacent to a luxury residential neighborhood with buildings no taller than two levels. The project's modern style stands out for its use of natural materials and the incorporation of exposed concrete structure as a detail in some areas of the apartments and common areas.
