This mixed-used three storey rental building is an example of the so-called ‘missing middle.’ Here, four separate units fit within a modestly scale building massing. Maintaining more than half of an existing double brick building from the 1940s was critical to keep costs down and construction timing short. The front elevation facing Broadview is defined by four large brick piers while the rear addition is clad in corrugated metal.

 

A commercial ground floor unit activates the ground floor street frontage while complementing the adjacent retail activity. The idea is that the building is a continuation of the varied urban fabric of the street but with its own textures and mood.
