High-end developments like Ascent require HVAC and plumbing solutions that match the luxury of the property. Jet Industries, under the leadership of Project Superintendent Cory Bassett, delivered tailored solutions to meet the project's unique needs.

For fresh air circulation throughout the condos, the design team chose to use FG EC inline fans. These fans were placed above the ceiling and were specified as the basis of design to bring fresh desert air in.

 

“These fans are quiet and efficient, making them the perfect choice for luxury living spaces,” said Bassett, "While ventilation isn't yet code, we know the impact quality ventilation can have on occupants."

With unit sizes exceeding 2,000 square feet, extended dryer exhaust lines were needed to accommodate the complex architectural design. Therefore, dryer exhaust duct power ventilators (DEDPVs) were installed to maintain airflow and meet manufacturer and code requirements, such as those from the International Residential Code (IRC) and the International Mechanical Code (IMC).

The IRC limits the length of a 4-inch diameter dryer exhaust duct to 35 feet from the dryer location to the wall or roof termination. This length decreases by 2.5 feet for each 45-degree bend and 5 feet for each 90-degree bend. DEDPVs are employed to maintain proper airflow when duct lengths exceed these limits. Furthermore, the IMC specifies that DEDPVs must be listed and labeled to UL 705 for use in dryer exhaust duct systems.

 

"Safety was our top priority, and these ventilators ensured compliance without compromising performance,” Bassett added.

The designers mostly kept the protection behind walls. However, a secondary lint trap was added to capture lint that escapes the primary dryer lint trap. This considerably slows lint from accumulating in the pipe and helps protect the DEDPV from future wear and tear.

Despite the complexity of the project, Jet Industries' team ensured a smooth installation process. The collaborative efforts of all stakeholders—architects, developers, and contractors—contributed to the project's success. Bassett told Fantech,
