This project involves the conversion of a detached villa. The property  is located in the picturesque surroundings of Nußdorf. Situated in the immediate vicinity to the Pfarrplatz, the building offers an impressive view over the city. In order to respect the historic building substance and create a more subtle appearance in the townscape, the possibility of preserving the street-facing façade is being considered.

Spatial layout and utilisation 

The villa offers three storeys, with the top floor set back in order to move the private bedrooms further away from the street. The ground floor is accessed via a spacious atrium with a staircase. The living-, cooking- and dining area as well as an expandable multifunctional room or studio are located here. A glass facade opens up the living area to the terrace and the garden with a pool and an outdoor kitchen. The ancillary rooms are arranged along the firewall to the neighbouring property to the west.

Basement flooded with light

In the naturally illuminated basement, the rooms for the wine cellar, spa and fitness area as well as the garage are grouped around a central atrium. Generous glazing creates a spacious, light-flooded room experience. The spa and fitness area is arranged around an atrium in the front garden area, which provides additional daylight. A cinema with a kitchenette in front and various storage areas complete the facilities in the basement.

Top floor and outdoor areas

The top floor is accessed via a spacious staircase and a gallery. A large open space as well as glass panels on the garden side and a skylight bring additional daylight into the basement. The attic features the large master bedroom and two children's bedrooms, each with its own bathroom and wardrobe space. A large roof terrace in front of the bedrooms faces the garden, while the other flat roofs are covered with greenery. On the street side, the horizontal top floor bar is designed with a filigree metal screen that stands out visually from the base storey and lends the building an elegant lightness.

Sustainability and comfort

Special attention is paid to sustainable construction and a high level of comfort. The green roofscape contributes to thermal insulation and improves the microclimate. The generous window fronts and light openings ensure optimal natural lighting and ventilation of all rooms.

This project offers optimum utilisation of the property by combining historical preservation and modern architecture.
