International Trade Tower

The International Trade Tower, also known as Mapletree Bay Point, is a commercial high-rise located in the Kwun Tong district of Hong Kong. Set within one of the city’s fastest-growing business areas, the building stands at 95 metres and offers around 61,000 square metres of office space. ingenhoven associates are responsible for the overall architectural concept of the conversion of Cologne’s former CAPITOL TV production facility into a hotel. Key elements of the project include the design of the façades of the existing structure and a new hotel building located in the inner courtyard. Situated in a prime central location between the Belgian Quarter and the Gerling District, the site has been developed into a four-star boutique hotel. The new 186-room building occupies a 4,000 square meter courtyard area and comprises six upper floors, with access provided via Hohenzollernring. What a tree! That was one of the first thoughts during the site visit. No wonder this tree was and is protected. The whole plot was overgrown, and it was clear that as much of the greenery as possible should be preserved. Unfortunately, there were also some diseased trees that could not be saved, just like the existing, dilapidated bungalow. The plot was not easy to plan, not only because of the existing trees but also due to the building regulations. Within the tight framework conditions, a very compact semi-detached house for two families with three roofs was built, which not only makes optimum use of the eaves height regulations but also provides great spaces inside. What would he say, former mayor and “Loam Baron” Josef Gloo, who built Beim Fuchs in Unterföhring near Munich? What would he say if he knew that almost 120 years after building his befitting residence at the center of his municipality, it is still being cherished by his direct descendants? The renovation of McMaster University’s Life Sciences Biology Building (LSBB) involved a multi-phased refurbishment of the original brutalist LSBB (first constructed in the 1970s), with the addition of a state-of-the-art, 11,400 SF Greenhouse with connecting labs, study spaces, and other amenities.
