Embodied carbon
The principal embodied-carbon strategy is to retain and reuse rather than demolish and replace. The project retains about 70% of the existing structure. This is estimated to save 254 kgCO₂/m² of embodied carbon. The project also retains and reuses the original Portland stone and granite from the façade. The façade was surveyed and documented before the stone was demounted, stored, cleaned and recast into new façade panels. 97% of the stone on the finished building is reclaimed. The resulting shell-and-core embodied carbon is estimated at 658 kgCO₂/m², representing a 28% reduction compared with an equivalent-sized new build.
Operational Emissions / Energy
The project is all-electric and uses photovoltaics and air-source heat pumps as part of its operational-carbon strategy. The building also targets a NABERS 5-star rating for long-term operational performance. The modelled energy performance achieves a 59% improvement over the Part L 2013 baseline using SAP 10.2 factors.

Afterlife
Adaptive reuse is fundamental to the project. Rather than demolishing the existing 1980s office building, the redevelopment retains approximately 70% of the original structure. Four additional floors were added, while the original paired columns were replaced with single columns to improve space planning. This increased the total floor area by 96%.
The floor plates are designed to accommodate different tenancy arrangements, ranging from one large occupant to as many as 27 smaller companies, without shared mechanical infrastructure. This flexibility provides a documented basis for adapting the building to different future occupancy patterns.
The project demonstrates material reuse, particularly through the recovery and reprocessing of the existing Portland stone and granite. The strongest supported circular-economy measure is the reuse of existing façade stone, with 97% of the stone in the completed building reclaimed.
