Embodied carbon

As a fire-resistant element, the 4-inch thick concrete veneer at the front and south facades, backed by wood framing, balances a reduced carbon footprint with protection against fire damage, dividing the exterior wall between poured concrete and wood frame. Steel fins further slow fire damage. The deep, open loggias with sustainable cementitious flooring function as "working terraces," mitigating heat. Carefully positioned fenestration, combined with exterior wood blinds and fast-growing palm trees, shields the glazed second floor from heat gain, while the partially submerged ground floor contributes to the building's overall cooling. The design embraces Los Angeles's climate, enabling year-round use of outdoor spaces, including a large roof deck with communal vegetable gardens.
