Low Carbon

The Harel Wooden Office Complex has been awarded the BBCA “Low Carbon Building” label (Label BBCA – Bâtiment Bas Carbone) at the PERFORMANCE level. This French certification recognises strong life-cycle carbon performance in construction and operation.

 

Low-carbon construction strategy

Extensive use of bio‑based and sustainably sourced materials:

  • Structure: CLT floor slabs, glulam posts, wooden roof frame (supporting steel roofing), plus IPE/HEA steel beams.
  • Facades: Non-load-bearing wood frame and spruce wood cladding.
  • Secondary structure: Chipboard-based technical floors.

Sustainable materials specified include: 

  • French-sourced CLT PIVETEAUBOIS — 1,000 cubic metres of non-visible Pine HEXAPLI CLT panels
  • VERTIGO false openwork cladding
  • Locally manufactured spruce MOB (locally manufactured spruce timber-frame components)

 

Embodied carbon performance

Estimated GHG emissions from construction materials and equipment over 50 years:

  • Building A: 910 kg CO2e/m2
  • Building B: 910 kg CO2e/m2

Total life-cycle GHG emissions (50 years):

  • Building A: 1,192.4 kg CO2e/m2
  • Building B: 1,916 kg CO2e/m2

Low Carbon

Energy-efficient systems

  • The development features a VRV (Variable Refrigerant Volume) HVAC system, which allows finely tuned zone-by-zone heating and cooling with inverter-driven efficiency — significantly reducing energy demand and preventing waste from overcooling or leakage-related inefficiencies.

Low-carbon certification context

  • The BBCA label also promotes low operational emissions by encouraging energy-efficient practices, renewable energy integration, and leveraging the carbon-storing qualities of bio-based materials.
