Embodied carbon

Efficient

Embodied carbon considerations are addressed primarily through material sourcing and facade design. The building envelope uses Alufas aluminum composite panels manufactured in Ukraine, reducing transportation distances and associated emissions compared with imported façade systems. The facade’s modular grid and repetitive triangular prism elements allow for material efficiency and standardized fabrication, limiting waste during production and installation.

The use of Guardian Neutral 50/32 high-performance glazing contributes to overall environmental performance by improving thermal behavior while maintaining transparency for retail and office spaces.

Operational Emissions / Energy

Efficient

Operational emissions are addressed through several design measures:

  • Energy-efficient glazing (Guardian Neutral 50/32) reduces solar heat gain while maintaining daylight access, lowering cooling demand.

  • Counterflow heat recovery ventilation transfers heat from exhaust air to incoming fresh air, reducing heating loads during colder periods.

  • External sun-shading elements integrated into the facade—formed by triangular prism projections—limit direct solar exposure on glazing surfaces.

  • Landscaped roof terrace and planted surfaces above the parking structure contribute to microclimatic moderation and reduce heat accumulation around the building envelope.

Service and maintenance emissions

Efficient

Service and maintenance emissions are mitigated through the selection of durable facade materials and mechanical systems designed for long-term operation. Aluminum composite panels provide weather resistance and require limited maintenance cycles compared with painted or untreated materials. The modular façade grid simplifies replacement of individual panels or glazing sections without large-scale interventions. The mechanical ventilation system with heat recovery is designed to improve energy efficiency during operation, indirectly reducing emissions associated with long-term building servicing.

Afterlife

Some aspects of the building support future adaptability:

  • The mixed-use program combining retail and office functions allows internal spaces to be reconfigured as tenant needs change.

  • The structural system and regular facade grid enable potential reorganization of interior partitions without major structural modification.

  • The facade system consists of modular panels and glazing units, which can theoretically be replaced or dismantled individually during future renovation cycles.
