Passive design: Energy efficiency and demand reduction
- Carefully considered massing, orientation, and location of glazed areas, including deep window reveals, to maximise daylighting and views while balancing thermal gains.
- Retention and preservation of existing wooded landscape, resulting in reduced energy consumption requirements for cooling due to solar gain.
- High thermal performance and airtightness of building envelope, providing a 35 percent reduction in carbon dioxide emissions in comparison to baseline required by Approved Document L, 2016 (sets out statutory guidance for meeting the energy efficiency requirements of buildings in England). This represents an annual saving of approximately 49 tonnes of CO2.
- Airtightness at 50Pa (m3/h.m2) — 3.00.
- Sanitaryware specified to ensure a 25 percent reduction in water consumption in comparison to baseline performance.
Energy Efficient Active Systems
- All-electric heating and energy.
- Heating and hot water load (kWh/m2/yr) — heating 8.64 / DHW 25.13.
- Efficient ventilation with heat recovery.
- Roof-mounted photovoltaic array.
- Low-energy lighting throughout.
- Refrigerant-based systems are specified to have low direct life cycle CO2-equivalent emissions.
Transport
- Eight parking spaces with EV charging and an additional eight as passive future EV spaces.
- 20 cycle spaces at basement level.
- Mobility scooter parking provided at ground level, as well as within individual apartments ensuring residents’ future needs are met.
Service and maintenance emissions
Robust and durable structural and external/internal finishes were specified, limiting maintenance cycles and ensuring infrequent replacement.
