A whole-building life-cycle assessment was undertaken to guide material choices, considering extraction, manufacturing, transport and all building components to reduce the carbon footprint. Embodied emissions are reduced through prefabricated mass timber beams, glulam and CLT, and concrete with a cement replacement that lowers Global Warming Potential by 19%.

Efficient
Operational emissions are low because the building uses a fully all-electric HVAC and energy system, energy recovery systems and daylight-optimized glazing.

Disassemblable Elements for Circular Economy
Prefabricated brick-faced panels, high-performance curtain walls and mass timber beams were used to allow modular assembly and disassembly, supporting circular economy principles.
