Embodied carbon

Low Carbon
25
kg CO₂-eq./m²

The primary embodied carbon reduction strategy was adaptive reuse:

  • Retention of the existing structural frame and foundations

  • Preservation of structural grid and core configuration

  • Reuse of existing terrazzo stair finishes

  • Conversion of basement parking into office accommodation (avoiding new extension)

  • FSC®-certified timber products

  • EPD-backed product specifications

  • Modular and demountable furniture

  • Off-site pre-milling of doors to reduce waste

By avoiding demolition and new structural construction, the project significantly reduced emissions associated with concrete and steel production (A1–A3 stages).

Operational Emissions / Energy

Efficient

Operational carbon reduction measures include:

  • Smart building management systems controlling HVAC and lighting

  • Zoned mechanical services

  • Energy-efficient lighting (LED systems)

  • Demand-controlled ventilation

  • Flexible occupancy planning

  • Natural light introduced into the basement via new light wells

  • High-performance acoustic zoning reducing need for mechanical compensation

These measures reduce operational energy loads compared to conventional refurbishment practice.

Service and maintenance emissions

Efficient

Strategies to reduce long-term lifecycle emissions:

  • Exposed and accessible services for easy maintenance

  • Pre-engineered, factory-finished doors reducing replacement frequency

  • Durable laminate finishes in high-traffic areas

  • Modular, demountable furniture systems

  • Lightweight internal partitions

  • Provision for future plant zone capacity

  • Zoned MEP systems allowing selective upgrade

These measures reduce embodied carbon associated with repeated strip-out and refit cycles.

Afterlife

  • Existing structural frame retained

  • Three-block configuration with two firefighting cores

  • Dual entrances on opposing streets

  • Basement converted from car park to office use

  • Services zoned for open-plan or cellular configurations

  • Modular furniture systems

  • Lightweight partitions

  • FSC-certified timber components

  • Pre-milled door sets

  • Reused terrazzo finishes
