OKU Office's 40x40m column-free floor plates and central atrium support a wide range of configurations beyond office use, without structural changes. OKU House's table construction on W-columns creates a robust, programme-neutral framework that can accommodate evolving housing typologies over time. Both buildings are designed to outlast their current programme.

OKU Office's curtain wall facade is mounted as a separate layer onto the retained concrete skeleton and can be disassembled independently. The clear separation between structure, envelope, fit-out and services allows individual building layers to be replaced or recycled at different intervals. The project also uses over 45 tonnes of low-carbon steel produced in an electric arc furnace using recycled scrap as its sole raw material. This steel can re-enter the circular economy at end of life.
