Embodied carbon
The embodied carbon calculation follows the Canadian Green Building Council (CAGBC) Zero Carbon Building – Design Standard v3 (ZCB-Design v3) framework (CaGBC project 24435). The total upfront embodied carbon over the building materials' life cycle is 2,577,194.76 kg CO₂e, yielding an embodied carbon intensity of 186.05 kg CO₂e/m², well below the CAGBC performance limit of ≤ 500 kg CO₂e/m².

Afterlife
The building combines modular storage units with flexible commercial workspaces framed by a structural steel roof assembly. Omitting rigid concrete cores allows the internal layout to be reconfigured for future commercial or industrial programs.
The structural steel elements and fastened Insulated Metal Panels (IMP) can be unbolted and disassembled at end-of-life, enabling direct component reuse and material recycling.
