Sustainability Report
Embodied carbon
To reduce embodied carbon, the mid-rise is designed as a hybrid structure, with concrete at the first two levels and wood-frame construction above, providing both environmental and cost benefits.
Operational Emissions / Energy
The project demonstrates strong operational performance and is connected to a low-carbon district energy utility system. Energy-conservation measures include a sub-40% window-to-wall ratio, continuous exterior insulation, high-performance glazing (aluminum window-wall systems and thermally efficient punched PVC fenestration), and Juliet balconies replacing studio balconies to reduce thermal bridging. Energy demand is further reduced through heat-recovery ventilation, hybrid heat-pump systems, and variable-speed mechanical equipment. Water demand is lowered with low-flow plumbing fixtures, achieving a 35.6% reduction in domestic hot-water use relative to code.
Total Energy Use Intensity (TEUI): 94.8 kWh/m²/year
Thermal Energy Demand Intensity (TEDI): 17.4 kWh/m²/year
Greenhouse Gas Intensity (GHGI): 2.9 kg CO₂e/m²/year
