Sustainability Report

For the black facade expression of Coast and Verde, ALUCOBOND® was specified. The material helped achieve the robust, industrial character of the buildings while allowing for an efficient use of aluminium in the facade construction.

Efficient

Across KAAP, sustainability was approached through the urban and architectural quality of the ensemble, as well as through material and technical choices. The project is organised as five freestanding buildings rather than a closed residential block, allowing daylight to enter the site, maintaining long views across the IJ, supporting privacy between apartments, and creating space for routes, planting, and public use around the buildings.
For Coast and Verde, this approach was translated into strong daylight conditions and generous outdoor spaces. The south- and west-facing facades are more open, with large glazed areas, balconies, and terraces oriented towards the water, daylight, and views.
The balconies also provide solar shading, helping to reduce direct solar gain. The large glass surfaces are treated with sun-reflective film to support thermal comfort while preserving daylight, openness, and the visual connection with the IJ.

Adaptive Reuse and Flexible Design Considerations

Adaptability was a key element of the design concept. Coast and Verde have a core-and-column structure, a system more commonly associated with office buildings. As the internal walls, including the divisions between apartments, are non-load-bearing, the layouts can be adapted over time. Rooms can be reconfigured and apartments could potentially be merged or divided in the future.
This flexibility supports long-term use and gives the buildings a degree of adaptability beyond their initial residential layouts. A range of apartment sizes and flexible plans accommodates different households and ways of living over time.
