Embodied carbon

Efficient

Several material and structural decisions have documented environmental benefits:

Material selection

  • The project used materials corresponding to the highest ecological quality level of the DGNB system.
  • 80 percent of the timber used came from sustainably managed forests.
  • The project predominantly used a steel-and-glass construction with reinforced-concrete elements.
  • Sources report the predominant use of HFKW-free insulation materials and avoidance of PVC in windows, doors and interior construction.

Structural efficiency and flexibility

  • The external steel support structure carries the loads at the façade, allowing the interior façade zone to remain column-free.
  • This produces a flexible interior structure, allowing office layouts to be changed without fundamentally altering the primary structure. The LOVE source specifically describes the interior as completely flexible.
  • The external net-like structure therefore serves both an architectural and structural function rather than being purely decorative.

Operational Emissions / Energy

Efficient

The project incorporated several documented measures:

Reduced heating and cooling demand

  • The building uses thermally activated concrete slabs / concrete-core activation.
  • Heating and cooling are also supported by heating/cooling ceiling systems.
  • These systems operate at relatively low temperatures.

Ventilation with heat recovery

  • The ventilation system uses rotary heat exchangers with a heat-recovery rate of more than 75 percentage.

Waste-heat recovery

  • Waste heat from the building's data centre is used.
  • Waste heat contributes to peak-load coverage, with district heating providing additional peak-load capacity.

Renewable energy

  • The building has photovoltaic generation.
  • A documented source gives the PV system a maximum output of 15 kW.
  • Rooftop wind installations were also incorporated.
  • The PV system had generated approximately 92,000 kWh by the end of 2022.

High-performance façade

  • The building uses high-performance insulating glazing with solar-control properties.
  • The façade glazing combines solar control, daylight transmission and thermal insulation, reducing cooling and artificial-lighting requirements.

Solar shading

  • External shading / solar-control systems further reduce solar heat gains.

Service and maintenance emissions

Efficient

Several design decisions can contribute to longer service life and reduced replacement requirements:

  • The building uses robust structural systems, including its external steel support structure.
  • The flexible column-free interior allows workplace layouts to be changed without requiring major structural intervention.
  • The building's technical systems were designed as integrated, energy-efficient systems rather than relying solely on conventional heating and cooling.
  • The use of durable façade and building components supports long-term building operation.

Afterlife

This is one of the better-supported sustainability characteristics of the project. The external structural grid was deliberately designed so that the façade can remain column-free internally. This makes the interior completely flexible. The office interiors are organised as an open workplace landscape, while balconies and smaller team zones allow the space to be subdivided according to changing workplace requirements.

The project was explicitly conceived as a superflexible building, with deep floor plates capable of accommodating different office concepts. There is also a particularly strong demonstration of adaptability: Phase II extends the existing concept for approximately 400 additional employees, rather than treating the original building as a fixed workplace arrangement. The supplied project material confirms that Phase 02 began in 2023.
