Embodied carbon

Efficient

Evermore retains and extends the existing bungalow rather than replacing it, reducing the demolition and new construction associated with a replacement building. This reflects the whole-life approach set out in RICS guidance, which considers embodied and operational carbon across the full lifespan of a building.

Operational Emissions / Energy

Efficient
  • Evermore is fully electric, with space heating and hot water provided by an air-source heat pump. Underfloor heating and wall-mounted heating panels form part of the system, while the house was insulated to exceed Building Regulations targets.
  • The window and door package, supplied by okoHaus, combines VELFAC V200 Energy and V200 systems, with triple-glazed V200 Energy units achieving approximate U-values of 0.75–0.91 W/m²K.
  • Project data gives a combined heating and hot-water load of 10.4 kWh/m²/year, based on 1,459 kWh per year across a 140-square-metre floor area.
  • A large underground rainwater harvesting tank was installed beneath the garden patio, with annual water consumption reported as 42 cubic metres per occupant.
  • Provision has also been made for the future installation of photovoltaic panels.

Afterlife

Longevity was central to the brief, with the clients intending to remain in the house for up to 30 years. Robust, low-maintenance materials were selected, while flush thresholds and large pocket doors allow spaces to adapt to changing mobility, privacy, and care requirements over time. This long-term adaptability is intended to reduce the need for substantial future alteration.
