Efficient
- The existing fabric was upgraded where possible, within the significant constraints of the listed building consent. Insulation was introduced beneath the lower-ground and upper-ground floors in areas where damaged parquet flooring could be replaced. Internal insulated linings were added to a limited number of external walls where original cornices had already been removed and no original windows or reveals remained. Roof insulation was also added within the existing pitched roof void above Flat 4.
- The original single-glazed windows were restored, with secondary glazing added to reduce heat loss. The new timber-framed and timber-clad spiral stair enclosure was fully insulated to meet current Building Regulations standards.
Afterlife
Adaptive Reuse and Flexible Design Considerations
- The new service pods were designed as removable elements that sit within the existing rooms and could be dismantled in future. They ‘float’ above the original parquet flooring and remain clear of the ceilings, cornices, and walls.
- The kitchens within the panelled council chamber room at 90 High Street and in Flat 4 were similarly designed as pieces of furniture that ‘plug in’ to existing service routes via flexible waste pipes and cable points. The shower and basin pods follow the same approach and are generally clad externally with panels hung on split battens.
