Embodied carbon overview

The following elements help to lower embodied carbon:

  • An Accoya timber facade grid which is FSC-certified, renewable, durable, and replaceable.
  • Bolted steel and aluminium facade elements, designed for disassembly and potential reuse, extending service life.
  • Bio-based and circular interior finishes, including timber slatted ceilings, wooden reception desks, cradle-to-cradle carpet, and reused furniture.
  • Modular interior partitions that enable reconfiguration without demolition waste, avoiding embodied carbon as a result of replacements.

The facade was custom-designed using a number of Schüco facade and window systems as an integrated whole.

Low Carbon

Design performance expectations

  • Total energy use: 50 kWh/m2 BVO/year (BVO is a Dutch measurement — GFA as an international measurement))
  • Fossil energy use: 0 kWh/m2 BVO/year
  • Renewable energy use: 30 kWh/m2 BVO/year
  • Expected water use: 11 m3/person/year, ~50 percent via rain/grey water reuse

Energy efficiency

  • Aquifer Thermal Energy Storage (ATES) for seasonal heating/cooling with >70 percent heat recovery.
  • Extensive PV arrays on roof areas.
  • High-performance climate ceilings with fine-grain zoning and CO2-based ventilation control.
  • An airtight, well-insulated facade and floor-to-ceiling triple glazing.
  • Automated vertical slatted panels for solar control, daylight tuning, and aesthetics — these are manually moveable along facade rails.
  • LED lighting throughout with presence sensors.
  • Open and inviting central stairs to reduce lift usage, lowering energy demand.

Biodiversity

  • Green roofs planted with sedum to support pollinators.
  • Vertical planting and climbing vegetation on metal mesh and timber facade grids.
  • Hanging plants cascading from balconies.
  • Landscaped gardens incorporating bird and insect habitats.
  • Seasonal growth that transforms the facade and enriches site ecology.

Afterlife

The office building’s flexible and rational composition, with generous ceiling heights, makes it adaptable for various future uses. (The labs and pilot plant are, however, specialised and fixed.)

The steel frame and aluminium facade elements are bolted for ease of removal and reuse.

The Accoya timber grid is mechanically fixed for easy removal and also serves to conceal the facade’s fixings and joints.
