Operational emissions strategies

  • Masaryčka is targeting LEED Platinum certification. The building incorporates a double-insulated facade intended to support thermal performance while allowing natural light across workspaces and communal areas.
  • A cascade of terraces separates the two volumes, while similar terracing on the eastern facade provides each office floor with direct access to outdoor space. Communal roof gardens offer views across the city. 
  • Hybrid ventilation is supported by a high-efficiency plant with waste heat recovery systems.
  • Smart building management systems monitor and adjust environmental controls to reduce energy consumption.

Landscape and water management

  • Planting across the site uses local species of plants, shrubs, and trees irrigated by the building’s rainwater collection system. This includes the transformation of Na Florenci into a tree-lined avenue, providing summer shade and contributing to local air quality. 
  • Water consumption is further reduced through low-flow fixtures and grey-water recycling systems.
