Sustainability Report
Embodied carbon
Low Carbon
Embodied carbon overview
- Selective deconstruction: Prior to renovation, 91.4 percent of interior materials were recovered for reuse or recycling, significantly reducing upfront embodied carbon.
- Local sourcing: The vast majority of materials and products were procured from Quebec, supporting the local economy and reducing emissions linked to transportation.
- Measured impact: Reported greenhouse gas savings total 0.54 tonnes. While modest, this reflects a considered effort to account for embodied impacts and signals a step towards more transparent carbon-conscious design.
Operational Emissions / Energy
Energy Neutral
Operational emissions overview
- Aerothermal heating and cooling systems reduce overall energy input.
- Automated load-shedding balances energy use by responding to real-time demand.
- Carbon dioxide sensors optimise ventilation in high-traffic areas, maintaining air quality efficiently.
- Distech Controls building management system, installed by ACCS, integrates climate, ventilation, and energy monitoring into a centralised platform.
- Carbon-neutral operation: Together, these systems drive the building towards operational carbon neutrality, aligning with Chevalier Morales’ sustainability objectives.
Service and maintenance emissions
Carbon Neutral
Service & maintenance emission overview
- Extended system lifespan: Automated and efficient technologies reduce wear and servicing requirements.
- Lower maintenance costs: Intelligent controls enable predictive management and limit unnecessary interventions.
- High-efficiency air treatment unit (approx. 90 percent efficient) reduces energy demand and extends filter/part lifecycles.
- Reuse of salvaged materials supports durability, reducing future replacement needs during upkeep or refurbishment.
Afterlife
Adaptive Reuse and Flexible Design Considerations
Circularity/reuse overview
- Material recovery: The selective deconstruction phase extended the life of building components through reuse and recycling.
- Adaptive design: Flexible layouts allow the headquarters to accommodate growth over a ten-year horizon without major renovation, avoiding future waste and resource use.
- Long-term resilience: By embedding adaptability, the project reduces the likelihood of premature obsolescence and supports circular economy principles.
