Embodied carbon
Hydroelectricity is the main source of energy, with temperatures varying between 55 and 110 degrees Fahrenheit. Unused energy from office towers and commercial spaces is injected into residential towers for heating, and vice versa.
Efficient HVAC systems use an energy loop to optimise heating and cooling. Components include aerothermal systems, electrical boilers, condensing natural gas boilers, and regenerative core heat exchangers.
Espace Montmorency exceeds ASHRAE (American Society of Heating, Refrigerating and Air-Conditioning Engineers) targets, which define the minimum efficiency requirements for the design and construction of new buildings and related systems.
By integrating an energy loop, Espace Montmorency has reduced its greenhouse gas emissions by 91 percent, while simultaneously decreasing its energy costs by 52 percent.
Operational Emissions / Energy
- The project’s construction incorporates 12 percent recycled materials, 35 percent regionally sourced materials, and 65 percent FSC-certified wood.
- Low VOC emitting finishes are found in adhesives and sealants, paints and coatings, flooring systems and composite woods.
- Rainwater is directed to a common retention basin for the entire site. For example, rainwater is used for toilets in the office spaces.
- Water amenities in all buildings are fitted with low-flow devices, reducing water use by 30 – 35 percent.
- The majority of landscaping does not require irrigation. The development also includes green roofs, a green interior courtyard accessible to the wider community, and urban agricultural processes on rooftops.
- The project focuses on sustainable mobility. Espace Montmorency connects directly to Montmorency metro via an underground passage.
- There is parking for 800 bicycles and more than one hundred EV charging stations.
Afterlife
The office tower’s services (lifts, toilets, and technical rooms) are located in the centre of the building, allowing for future repurposing.
