Embodied carbon

Low Carbon

The project lowers embodied carbon by utilizing a timber-frame structure instead of concrete or steel. Timber serves as a carbon sink, storing CO₂ throughout the building’s life. High prefabrication levels minimize waste and emissions. Using FSC/PEFC-certified timber and durable Accoya cladding further reduces environmental impact by extending material lifespan and reducing replacement needs. Strategies include:

  • Timber-frame structural system replacing high-carbon structural materials

  • FSC/PEFC-certified timber sourcing

  • Prefabricated structural elements reducing waste and transport emissions

  • Long-life facade materials reducing replacement frequency

  • Separation of structural and non-structural components supporting adaptability

Operational Emissions / Energy

Efficient

Operational emissions are reduced through a combination of passive design strategies and active renewable energy systems. A highly insulated and airtight building envelope minimizes heating demand, while carefully dimensioned roof overhangs provide seasonal solar control by limiting summer overheating and allowing passive winter solar gain.

Solar thermal panels using heat-pipe technology provide a substantial portion of the building’s heating demand. A smart building automation system optimizes climate control, lighting, and energy usage, further reducing operational energy consumption. While performance is strong, there is no verified evidence confirming the project reaches Paris Proof or carbon-neutral thresholds.

Service and maintenance emissions

Efficient

Service and maintenance emissions are reduced through durable material selection and long-life building components. Accoya modified timber façade cladding offers high dimensional stability, durability, and minimal maintenance requirements, reducing long-term replacement cycles. Protective finishing systems extend facade lifespan and reduce environmental impact associated with upkeep.

Prefabricated timber elements improve build quality and reduce future repair needs. Smart automation systems optimize building services performance, reducing operational inefficiencies and extending equipment lifespan.

Afterlife

The project incorporates future flexibility through a rational timber structural system. The clear separation between load-bearing and non-load-bearing elements allows interior layouts to be modified without structural intervention, enabling adaptation to evolving residential needs or alternative programs.

Dry and mechanical connections were used wherever possible to facilitate disassembly, repair, and material reuse. Prefabricated timber components and modular envelope construction further support circular economy principles by allowing replacement of individual building elements without full demolition.
