Embodied carbon
Scorpios forms part of the larger Maxx Royal Bodrum Resort. The resort underwent a full Whole Building Life Cycle Assessment (LCA) using One Click LCA, compliant with EN 15978, ISO 14040, and LEED v4.1 BD+C. This assessment covered structural, envelope, and major interior systems.
The project’s material and carbon strategy is informed by a whole-building Life Cycle Assessment, indicating an embodied carbon footprint of 477 kgCO₂e/m², including 340–370 kgCO₂e/m² of upfront carbon and a whole-life range of 577–600 kgCO₂e/m².
The project incorporates more than 40 EPD-certified products and over 10 HPDs/Declare inventories. It achieved 95 percent construction waste recycling, including the reuse of crushed concrete and 97 percent recycled-content steel. More than 70 percent of materials, such as Dalsan gypsum systems, Turkish ceramics, and locally quarried stone, were sourced within 160 kilometres to reduce transport emissions.
Durable, low-impact materials, including Cembrit fibre-cement panels, Planeffect aluminium partitions, Forbo linoleum, magnesite flooring, FSC-certified timber, zinc elements, and natural stone, reinforce the low-carbon design intent while ensuring longevity, recyclability, and architectural clarity.
Operational Emissions / Energy
Operational performance exceeds the ASHRAE 90.1 baseline by 26 percent, with a predicted EUI of 61.18 kWh/m²/year and no on-site fossil fuels.
