Scorpios Bodrum sits on a remote peninsula where the Aegean meets the Mediterranean, replacing a derelict hotel complex with a low-impact retreat built largely on existing foundations. The previous three-storey villas were dismantled and replaced with 12 single-storey bungalows on the same footprints. Combined with recycling 95 percent of demolition materials as aggregate, this strategy reduced embodied carbon and avoided new land take. Thick masonry walls, built with regionally sourced stone by local craftsmen, reference village architecture and provide passive thermal performance suited to Bodrum’s climate.
Integrated masterplan and environmental strategy
Although submitted independently for architectural recognition, Scorpios forms part of the wider Maxx Royal Bodrum Resort and therefore follows the resort-wide sustainability framework, which includes LEED Platinum certification. The campus benefits from unified planning, energy systems, waste management protocols, and water infrastructure.
The masterplan arranges key programmatic elements to follow daily solar rhythms. Arrival courts, event areas, dining terraces, and the beach club are positioned according to prevailing winds, shading patterns, and topography. Despite accommodating event spaces for more than 2,000 visitors, the massing remains unobtrusive, blending with the maquis vegetation and stepped landforms.
The ritual space and passive environmental performance
A significant architectural component is the Ritual Space—an almost entirely subterranean ensemble of healing rooms, courtyards, and a central Temple Pavilion. Excavation reduces visual impact while creating natural cooling benefits. Controlled apertures filter daylight into the interior, reducing artificial lighting demand and reinforcing the meditative atmosphere.
Throughout the resort, local stone, timber, rammed earth, lime-based plaster, and soil-toned finishes contribute to passive performance, durability, and lower embodied carbon. Interiors by Lambs & Lions and Studio MacBride continue this approach with hand-crafted elements, natural fabrics, and region-specific craft traditions that age well and require minimal maintenance.
Energy, water, and circular systems
Scorpios operates with fully electrified building systems using heat-recovery ventilation, inverter-driven HVAC units, and daylight-responsive controls. A 161-kilowatt solar array supports the building’s energy profile. All potable water is produced on-site through a reverse osmosis plant with a capacity of 1,200 cubic metres per day, and all irrigation water is supplied by treated greywater. Permeable surfaces enhance rainwater infiltration and construction waste was processed on-site to minimise transport emissions.
Ecology, resilience and landscape stewardship
Environmental resilience guided the landscape strategy. Fifty-seven percent of the original greenfield area was preserved, while more than 100,000 square metres of new vegetated spaces, including green roofs, were added, resulting in a 30–35 percent biodiversity net gain. The site lies outside the dyke and is subject to periodic flooding, so raised landforms, flood barriers, permeable gravel beds, and local drainage systems were incorporated to support long-term resilience.
