Efficient
Julia West House is a twelve-storey building constructed using a mass-timber structural system. No quantified embodied carbon figures are currently available for the project.
- The primary structure comprises glue laminated timber (glulam) columns and beams with cross-laminated timber (CLT) floor panels.
- A hybrid structural solution combining mass timber with a steel lateral system was selected following early comparative structural analyses.
- The building was delivered using Type IV-B construction, which allows exposed mass-timber elements while meeting fire-resistance requirements.
- Exposed CLT and glulam elements are retained throughout the interior, reducing the need for additional finish materials in those areas.
- Structural efficiency was prioritised due to the small site footprint, with repeated unit layouts and vertically aligned partitions used to optimise material use.
- Prefabricated mass-timber components were manufactured off-site and installed directly from delivery trucks.
Operational Emissions / Energy
Efficient
Julia West House incorporates energy-efficiency measures and is targeting National Green Building Standard and Energy Star certification. No quantified operational emissions data is currently available for the project.
- A centralised HVAC and plumbing system is used, enabled by the building’s compact footprint.
- The centralised system was selected to free up space within residential units and to support the building envelope design.
- Solar protection is provided through a ground-floor shade canopy, a roof-deck overhang, and recessed west-facing windows.
