Embodied carbon overview

  • Sustainability informed the project both as a practical objective and as part of the broader design approach. Alongside measures required under Italian building regulations, the project prioritised local materials, local suppliers, and regional craftsmanship.
  • Materials used throughout the project include solid wood and veneer, linen, ceramic tiles, pietra Leccese, tufo stone, brick, aluminium-framed windows, handcrafted timber beams, and reed elements. A strong emphasis is placed on locally sourced materials, natural finishes, and long-lasting material solutions.
  • The general contractor, construction teams, and related suppliers, including landscaping contractors, were local companies. Non-local sourcing was kept to a minimum, reducing transport-related impacts while supporting regional trades and expertise.

Operational emissions overview

  • The newly built villa and adapted lamia were designed for year-round use and incorporate both air conditioning and heating systems. Solar panels, installed in accordance with Italian requirements for new residential construction, contribute to on-site renewable energy generation.
  • The house systems operate electrically, supported by the photovoltaic installation. These systems include the water pump, air conditioning, pool systems, heating, and domestic hot water.
  • Triple-glazed windows were installed to improve thermal insulation and overall energy performance.
  • An IGLU’® ventilated foundation system was installed beneath both the newly built villa and the renovated section of the existing lamia. According to Markéta Killi, the system has already reduced humidity in the areas where it was installed. In the section where the system could not be implemented due to structural constraints, humidity remains present.
  • The property relies on a private water source via a drilled well approximately 200 metres deep. Rainwater is collected in a cistern for reuse across the site, while water usage is regulated under Italian legislation through annual consumption limits.
  • The parking area also includes an electric vehicle charging station.
  • Given the demands associated with cooling and water management, the project prioritised self-sufficiency through integrated technical systems.

Service and maintenance emissions

The property follows the local waste separation and recycling system, which forms part of standard regional practice.
