Low Carbon

The project prioritizes low-carbon strategies, focusing on enhancing the building's energy performance, minimizing environmental impact, and ensuring long-term sustainability. Key innovations include:

  • High-Performance Glass Envelope: The façade features a double-glazed curtain wall system with aluminum shading fins, providing excellent insulation with a transmittance of 0.7 W/m²K. This reduces heat loss and optimizes energy efficiency.

  • Radiant Ceiling Panels: An advanced radiant ceiling system is integrated throughout the building, efficiently regulating the indoor temperature and reducing energy demand for heating and cooling.

  • Photovoltaic Roof Installation: The entire roof is equipped with photovoltaic panels, generating 35.36 kWp of renewable energy.

  • Smart Energy Management System (BMS): A cutting-edge computerized Building Management System (BMS) monitors and optimizes all technological operations, including lighting control, HVAC systems, alarm management, and predictive maintenance.

  • Green Spaces and Water Conservation: The project incorporates 5,100 sqm of green areas, designed with low-water-consuming plants. An automated irrigation system, linked to an 85 m³ rainwater collection tank, minimizes potable water use.

Key Sustainability Achievements:

  • Energy Performance Upgrade: The building's energy performance was dramatically improved, transitioning from Class E to Class A3. It also achieved LEED Platinum certification, one of only six buildings in Milan to do so.
  • Sustainable Landscaping and Water Efficiency: Significant savings in tenant water consumption were achieved. The landscape irrigation system is designed for minimal water use. 
  • Building Envelope Optimization: The glass envelope's transmittance is 0.7 W/m²K, surpassing the standards of most high-quality buildings in Milan.
  • Advanced Energy Systems: Ceiling radiant panels provide efficient heating and cooling, and a 35 kW peak power photovoltaic system covers the entire roof.
  • Interior Office Space Improvements: Office spaces were redesigned for enhanced energy efficiency and soundproofing.
  • Integrated Building Management: A computerized system manages all building technology, including lighting, alarms, and maintenance.

Service and maintenance emissions

Efficient

To minimize operational emissions, the BMS system continuously monitors and optimizes energy use, reducing unnecessary energy consumption, scheduling preventive maintenance, and optimizing HVAC systems. 

Afterlife

The project was designed with flexibility in mind, incorporating modular workspaces and open-plan layouts that allow for future functional adaptability. The building’s structural framework supports potential programmatic changes, ensuring longevity and reducing the need for future demolition. 

The project demonstrates a commitment to circular economy principles through:

  • Demountable Building Elements: Design features as in several facade components, including anodized aluminum fins and glass panels facilitate easy disassembly, enabling future reuse or recycling.
  • Sustainable Waste Management: Construction practices emphasized the use of recyclable materials, and meticulous waste management during the retrofit minimized landfill contributions.
