The project employs a 12-meter structural span and a hybrid timber-glulam frame to eliminate internal load-bearing constraints, allowing the floor plan to be reconfigured as needs evolve. This decoupling of the primary envelope from the interior layout creates a versatile volume capable of transitioning between different programs or residential arrangements. By prioritizing this adaptability alongside a proven deconstruction methodology, the architects ensure the building functions as a flexible resource rather than a static, single-use structure.

The design uses a hybrid timber and glulam frame, assembled with mechanical fasteners instead of monolithic construction. This approach allows for disassembly at the end of the building’s life, enabling high-value, carbon-sequestering materials to be recovered and reused within the circular economy. The method mirrors the project's first phase, when original components were reclaimed and donated for local reuse.
