Smokehouse is a communal dining pavilion nestled within a shaded grove, conceived as an open-air shelter for meals, gatherings, and community meetings. Adjacent to an outdoor kitchen, the structure offers protection from the elements while remaining open and connected to its surroundings. Designed and built as a community project, the pavilion employs modest materials and simple construction methods. A straightforward A-frame wood structure, clad in cedar shake, rests on a concrete foundation that forms two continuous sunken benches flanking a long communal table. This project was a full home renovation of an Upper West Side classic 8 pre-war apartment, meaning we updated all the flooring, renovated the kitchen, bathrooms, closets, and office space, then painted throughout. The cherry on top: we maintained and enhanced the pre-war charm with restoration and refinishing work throughout the apartment. This sizable Manhattan renovation found us overhauling a previously-combined two-unit condo in The Chelsea Mercantile, an iconic 19-story pre-war building in Chelsea. Our clients, a couple with three small children, acquired the enlarged 252 Seventh Avenue residence with an aim to blend modern comfort with the charm of yesteryear. Our originally client purchased a one bed, one bath co-op in a seven-story building in the storybook Greenwich Village neighborhood. Later, another one bedroom sponsor unit became available next to his, which he purchased in hopes of an apartment combination. When we were enlisted for this co-op renovation on the Upper West Side, the dated pre-war space needed some work. The family recently purchased the Manhattan home near Broadway with the intention of reinvigorating the spacious property without losing the historic character. With a speciality in pre-war renovations in NYC, we were happily up for the challenge. A recent project found us renovating a beautiful pre-war co-op apartment at 91 Central Park West. The building, established in 1929, was designed by famed NYC architectural firm Schwartz & Gross, whose work also includes The Mark Hotel and many of the Neo-Renaissance residential buildings along Fifth Avenue, Park Avenue, and Central Park West. Our client purchased the unit in solid shape but the unique layout required quite a bit of ingenuity to meet their specific needs which prioritized a commercial-quality kitchen, enhanced office space, along with various other upgrades that required a fine touch. Our recent renovation at 1035 5th Avenue found us in the middle of quintessential Manhattan. Overlooking Central Park, this beautiful Italian Renaissance Palazzo co-op is located on Fifth and 85th street, just down the street from The Met. When our client purchased this 4,000 square foot pre-war property, the space hadn’t been updated in more than 50 years. The vision for this renovation called for a complete design overhaul of the extensive space, while incorporating many of the prior architectural elements and elegant marble accents, while also creating an additional bathroom and powder room. With students from the New York Institute of Technology Graduate School of Architecture we constructed a kinetic shade structure, or Bohio, for the El Cataño Community Garden in East Harlem, New York City   Caption Caption Caption East Harlem, also known as El Barrio, has one of the largest Latinx populations in New York City. The El Cataño garden acts as a hub for the local Puerto Rican community, hosting events as diverse as domino tournaments, exercise classes and storytime for pre-schoolers.
