Crafting something extraordinary from the ordinary
The project is located in the West Area of Pazhou Island, a new business and innovation urban district that Guangzhou has been focused on developing in recent years. The project has a height limit of only 100 meters and a floor area of about 30,000㎡. With the given height and scale, it is inevitable for this building to be buried among its surrounding skyscrapers.

With a glass curtainwall façade providing natural daylight and views to San Francisco Bay, Nexus on Grand is a new life science campus providing 140,000 square feet of state-of-the-art research laboratories, office space, and amenities in the heart of the South San Francisco biotech hub. Flad Architects partnered with developer Healthpeak Properties to design the five-story, modern, urban campus to provide flexible lab and office spaces supporting groundbreaking research of today and tomorrow.

The 26-story luxury rental building situated at the nexus of two of Brooklyn's hottest neighborhoods, Prospect Lefferts Gardens and Flatbush, features a facade with a bold play between precast and glass curtain wall. The undulating geometry of the glass curtain wall façade scales down the mass of the building, allowing for each apartment to have a unique view of the skyline. Over 50,000 square feet of amenity space includes a fitness center, sauna/steam room, business center, game room, golf simulator, two residential lounges, indoor swimming pool and hot tub, dog run, co-working lounge, half basketball court, children’s playroom and rooftop outdoor pool. The Unitarian Universalist Society facility harmonizes with its natural landscape to provide reflective spaces for worship, fellowship, religious education, and administration. The congregation’s collaborative decision-making engaged all 300 members to inform a deeply considered, conscientious design. Its organic form and fundamental qualities– sustainability, accessibility, flexibility, efficiency, and austerity—reinforce the Society’s core principles.
