Five Apartments, Kensington

This brief was established after an extended period of research and case study, in which the complexities of development in the Edwardes Square, Scarsdale & Abingdon conservation area were carefully scrutinised. It involved the demolition of a twentieth-century mixed-use development and the construction of a contemporary apartment building. All on a challenging site which, being enveloped on three sides by existing houses, had limited perimeter outlook. CANOPÉE

Canopée celebrates the gigantic tree located at the front of the project on Saint-Vallier Street: from the top floor terraces of each unit, we can appreciate the elegance and height of one of the oldest deciduous citizens of the Saint-Sauveur neighborhood. Located on a through lot between Saint-Vallier Ouest and Saint-Bernard streets, the project includes five vertical townhouses whose living areas, such as the dining room, the living room and the kitchen, are articulated around a common interior courtyard delimited by two aerial walkways connecting the two buildings. HI-LO

While designed for a specific client and a site with opportune zoning and planning, Hi-Lo Hybrid tackles a prevailing narrow lot condition along Toronto's main streets. Despite the demand for increased density and housing options on these existing transit and mixed-use corridors, they remain largely underdeveloped, including an estimated 250km composed of existing single-family homes reinforced by low-rise residential zoning and planning. Outdated zoning and current planning policies limit the range of infill opportunities, driving homogenous stacked townhouse forms, as well as outsized mid-rise developments and retail spaces requiring long term lot assembly.
