Vault Partners reimagines a 1950’s duplex as an office for a hedge fund. A 5,000 square foot office duplex penthouse with a 1,000 square foot terrace renovated as an office space for a hedge fund. The spatial sensibility and material selection were established by the 1950’s building, combined with the client’s vision, sophistication and extensive art collection. The terrace was designed in collaboration with David Kelly of Rees Roberts + Partners. This 4 story Italianate row house was was converted from a three family to a single-family house with original interior details carefully restored. The garden floor features an office and den, the parlor floor has a living room with custom window seat at the front and a kitchen and new steel balcony at the rear. The kitchen has custom painted cabinets and long narrow table. New steel windows with narrow subdivisions at the rear of the house complement the slender aesthetic of the balcony balustrade and cabinets. Nikolas Koenig Nikolas Koenig A 3,400 SF comprehensive renovation for a young couple who wanted to maintain their open loft space while having distinct functions, including a separate kitchen and private spaces. We created a service core within, and an open loft divided by free-standing monolithic cabinets, forming the required individual spaces. A thickened library wall divides the core from the loft, with deep casings, a kitchen pass-through, and a translucent glass library back forming passages and views, and allowing natural light into the core. A 4 Story townhouse within the St. Mark’s historic district of the East Village was substantially renovated for a family within a short period of time. A successful project outcome followed a positive collaboration between our studio, the client and the project contractor, Think Construction. Situated on an urban infill site, this house builds on Buffalo’s rich architectural heritage, with works by Frank Lloyd Wright and H.H. Richardson only steps away. But rather than looking only to the past, the house offers a model for twenty-first central urban life, with a soaring interior space organized around views, nature and daylight. While working with a synagogue in New York, we pursued a speculative design that creates a new, shared building, for a residential condominium and the synagogue.  The condominium tower stretches over and above the synagogue  occupying the first two floors of the 19-story building. From the street, the synagogue appears as a warm and glowing wood structure that emanates from the solid gray stone condominium. And upon entering, the visitor is welcomed by the serene view of the rear garden, structured around a series of skylights that bring daylight into the double-height sanctuary nested below, emphasizing its ethereal quality.
