Located in the center of Monterrey the project comes in mutual agreement by the public and private sector that seek for a mixed use office building to be a potential urban detonator of the area.

This project is divided on two phases. It all started when the director of the Central de Autobuses de Monterrey commissioned us to perform an audit of the existing terminal space located on Avenida Colon. This audit included an analysis of the space to determine if the total area which had was the right to operate or require more space for their operations. It was concluded that the redevelopment of the center would be complicated and expensive, mainly due to the current building layout that presented an original approach that no longer corresponds to the current influx and was further altered by renovations made at different times without a masterplan.

We found that the program that operated the bus terminal was obsolete and would not suffice to current needs. All this began to tell us that we should find an alternative of remodel the existing building. From here we raised the possibility of design a new building with an entirely new plant, either at another location or in the same only by demolishing the existing building.

We presented both alternatives to the client with the intent to discuss and analyze the benefits and shortcomings each location. The first exercise was to evaluate the purchase a property within the metropolitan area similar to that of the existing core features. This property is located on University Avenue. The current project responds basically to the need for regeneration of the bus terminal with a program according to current needs and the necessary urban regeneration of the city center, addressing the issue of both functional and aesthetic design. To develop the project for the new plant we began from the concentration of various spaces within the program to achieve a bus terminal with spaces easily readable for all the users.
