Delivered by Area with tp bennett, Building 100 at Bourne Business Park is set within a 15-acre landscaped park located between Weybridge and Addlestone town centres in Surrey, England. The building’s refurbishment demonstrates a sustainable, high-performing approach to transforming a structure built in 1997 into a Grade A workplace. Commissioned by SRE Bourne Limited, the project balances the objective to increase net internal area with ambitious sustainability goals, prioritising energy efficiency, occupant well-being, and environmental responsibility. Its combination of modern amenities, green features, and a well-connected location reflects a contemporary approach to sustainable development in the commercial real estate sector.
Low-carbon refurbishment
The refurbishment employed a back-to-frame approach that retained the 1997 concrete structural frame while replacing and upgrading all other elements. Following a thorough appraisal of light refurbishment, heavy refurbishment, and new build options, a heavy refurbishment with a vertical extension was selected, minimising carbon emissions and leveraging the existing structure. A new second floor was created within the original roofline using lightweight structural infills, avoiding significant foundation interventions, and increasing net internal area by 65 percent. High-quality, durable materials were specified, with over 95 percent of construction waste diverted from landfill. Low embodied carbon products, including FSC-certified timber, were used throughout.
Operational energy, renewable systems, and building performance
The building operates as an all-electric facility, removing dependence on fossil fuels, and incorporates rooftop solar panels that reduce reliance on traditional power sources. It integrates highly efficient dynamic air conditioning with mixed-mode fresh-air circulation to support air quality, comfort, and reduced energy consumption. Building 100 has achieved top EPC ratings and BREEAM Excellent certification. Architectural features and amenities
Building 100 includes a grand double-height reception that provides a welcoming atmosphere for visitors and tenants, contributing to a sense of prestige and professionalism. Modern lighting fixtures and ceiling designs support aesthetics as well as energy efficiency and occupant comfort. A communal roof terrace offers outdoor space for relaxation and socialisation, giving tenants access to panoramic views and fresh air.
Bike storage facilities, showers, and changing areas support sustainable commuting, including cycle-to-work schemes. The site provides 90 parking spaces, with nine EV charging points that encourage low-emission travel.
Supply chain and construction practices
The project incorporates practices intended to ensure compliance, supplier engagement, and sustainable manufacturing within the supply chain. The redevelopment achieved a score of 45/45 on the Considerate Constructors Scheme — a UK-based, not-for-profit initiative that promotes high standards in the construction industry. The project demonstrated adherence to standards of safety, environmental responsibility, and community consideration. It achieved an excellent standard against the Scheme’s code, demonstrating a willingness to address previously identified improvement opportunities.
NABERS UK and design optimisation
Building 100 has received a NABERS UK Design for Performance rating of 5.5. NABERS UK assesses environmental performance across areas such as energy efficiency, water usage, waste management, indoor environment quality, and greenhouse gas emissions, assigning ratings from zero to six stars.
The project included detailed design optimisation, focusing on facade and window enhancements, alongside feasibility studies, energy strategy assessments, and modelling covering thermal comfort, daylight, and compliance.
