Condominium 4 Houses | Cascais

The condominium is composed of four houses located in Abuxarda, Portugal, developed from a layout that seeks to take advantage of the topography, solar exposure, and the existing natural surroundings. The ensemble presents itself as a contemporary architectural composition, marked by overlapping horizontal volumes, large glazed surfaces, spacious terraces, and a constant relationship between interior and exterior. The placement of the four residential units was designed in a staggered manner, allowing each house to benefit from privacy, open views, and its own outdoor areas, while maintaining the formal coherence of the whole. The overall reading of the condominium reveals an architecture of clean lines, where the rigorous geometry of the volumes is articulated with the surrounding vegetation, creating a balanced image between construction, landscape, and residential comfort.

The project adopts a contemporary language, with a strong presence of exposed concrete planes or light mineral-textured cladding, in contrast with darker elements of a more technical and sophisticated character, applied to façades, overhangs, guardrails, and shading areas. This combination of materials gives the ensemble a sober and elegant expression, simultaneously enhancing the robustness of the construction and the lightness of the glazed elements. The façades are composed of large glass openings, allowing abundant natural light to enter and reinforcing the visual continuity between the interior spaces and the gardens, terraces, and swimming pools. The glass guardrails, present on the upper floors and balcony areas, contribute to the transparency of the ensemble and preserve the visual relationship with the surroundings, avoiding opaque barriers that could compromise spatial fluidity.

The volumetric organisation of the houses clearly demonstrates a concern for privacy and for making use of the different levels of the land. Each dwelling appears to develop over several floors, with social areas opening towards the exterior and private areas protected by more enclosed façade planes or shading elements. The flat roofs, finished with light materials or mineral surface solutions, reinforce the horizontality of the ensemble and integrate discreetly into the landscape. The overlapping volumes create overhangs and covered areas that protect the interior spaces from direct sunlight, while also generating habitable outdoor areas, suitable for the Portuguese climate and for the prolonged use of transitional spaces.

The outdoor component is fundamental to the identity of the condominium. The gardens, hedges, and trees surround the houses and contribute to the creation of a private, natural, and high-quality residential environment. The vegetation works as a visual filter between the units and the surroundings, softening the presence of the built volumes and introducing a more organic scale to the ensemble. The swimming pools, integrated next to the outdoor platforms, act as elements of leisure and landscape enhancement, reinforcing the connection between architecture and outdoor living. Of particular note is the swimming pool finished in green tones, which dialogues with the vegetation and natural light, creating subtle reflections and a serene atmosphere. The outdoor paved areas, in light tones, extend the interior spaces and allow for the creation of sitting, dining, and relaxation areas by the water.

The relationship between exterior materials and natural light is particularly relevant. During the day, the light-coloured planes reflect the brightness and emphasise the clean reading of the volumes, while the darker elements add depth and frame the openings. In the evening or twilight images, the warm interior lighting and the light lines integrated into the overhangs and ceilings reinforce the welcoming character of the houses, creating a sophisticated and intimate atmosphere. This carefully positioned lighting enhances the textures of the materials and highlights the continuity of the spaces, without compromising the overall sobriety of the proposal.

Inside, the house maintains the same contemporary and refined language observed on the exterior. The spaces are spacious, bright, and organised with great functional clarity. The area represented next to the staircase reveals a minimalist composition, with light wood flooring, walls in neutral tones, and dark carpentry elements that introduce contrast and depth. The staircase, with its structure and metal guardrails in dark tones, becomes a sculptural element within the space, complemented by indirect lighting integrated into the steps, reinforcing the lightness of the design and contributing to comfortable and safe circulation. The presence of an indoor planter next to the staircase introduces a natural element into the domestic space, once again bringing the architecture closer to the vegetation and extending the landscape concept into the interior of the house.

The choice of light-coloured flooring, neutral walls, and simple ceilings allows natural and artificial light to become the main protagonist of the interior spaces. The kitchen and storage areas appear discreetly integrated, with dark volumes and smooth surfaces, respecting the same logic of formal rigour present on the exterior. The absence of excessive ornamentation enhances the quality of the materials, the precision of the construction details, and the proportion of the spaces. The result is a contemporary, functional, and elegant home, designed to meet the requirements of comfort, privacy, and spatial quality expected of a modern family residence.

As a whole, the condominium of four houses in Abuxarda presents a coherent architectural approach, marked by the articulation between volume, landscape, light, and materiality. The proposal seeks to create independent dwellings that are nevertheless integrated into a common image, where each unit maintains its own identity without disrupting the overall harmony of the ensemble. The staggered layout, the large glazed openings, the terraces, the swimming pools, and the surrounding vegetation contribute to a high-quality residential experience, in which daily life unfolds in permanent contact with the exterior. It is a residential ensemble that values privacy, luminosity, comfort, and formal sobriety, asserting itself as a contemporary intervention carefully integrated into the residential and landscape context of Abuxarda.
