The site at Scheveningen harbor where a cold storage facility once stood has made way for Coolhouse: a residential building with eleven apartments, four single-family homes, commercial space on the ground floor, and two parking garages.
History
The famous engineer as well as minister Cornelis Lely was committed to the construction of a harbor in Scheveningen, which was completed in 1904. Fishing flourished and soon there was demand for more berths. A second harbor was dug, which was ready for use in 1931. This is the current marina. Smokehouses, cooperages, and fishmongers established themselves around the second harbor in the 1930s. The harbor and quays were the scene of industrial activity. Almost a century later, fishing is based in the first harbor and the second harbor is a marina. The old image of a working harbor has been transformed into an environment for living, recreation, and relaxation. Old warehouses have disappeared, as has the former cold storage where once the fish was cooled. The Coolhouse now stands on that site.
Collaboration
The Coolhouse came about through a collaboration with Simonis—when he intended to buy the Rokerij, DAVL Studio advised him to also acquire the Koelhuis next door. DAVL Studio initiated the development on its own. A design was made for the building, with the main starting point being to make the most of the quality of this location. An website was then created in-house and a banner was placed on the Koelhuis. DAVL Studio held discussions with potential buyers and found interested parties for each home. Ultimately, other partners were involved in the project: BAM Woningbouw as the developer and Frisia Makelaars for the actual sale. Together with these partners, DAVL Studio ensured that all homes were sold and construction could begin in 2017.
Project
Thanks to the location of the Coolhouse next to the Rokerij, three facades can be used in the apartment section. This ensures optimal orientation in relation to the sun. On the Koppelstokstraat side, there are four ground-level homes, with the same level of quality as the apartments on Dr. Lelykade.
The design is characterized by a high level of finish, extensive use of glass, and comfortable living spaces. Coolhouse has penthouses of approximately 308m² and lofts of approximately 154m² spread over seven floors. The apartments with surrounding outdoor space can be freely arranged to ensure that future residents have the space to create their dream home. The four ground-level homes on the Koppelstokstraat, each measuring approximately 185m², are also freely configurable. DAVL Studio has designed a separate floor plan for each home in collaboration with buyers.
The apartments have balconies all around, with larger balconies that protrude further on three sides.
The facade of the building is made of concrete on the Dr. Lelykade side, with brick added on the Koppelstokstraat side.
