India Street Mixed-Use

India Street Mixed-Use

A series of buildings including refurbished shipping containers for a mixed-use project. We started initial work on this project in 2008 when we were retained to do a master plan for a vacant lot near the intersection of India St. and Washington in the up and coming neighborhood of Mission Hills in San Diego California. Our initial proposal envisioned a mixed use building with twelve residential units and three commercial units anchoring the corner and a second construction phase comprised of twelve row houses in the back. However todays rough economic climates have required the master plan to be agile and adaptable. We broke ground on the first phase of the project in 2009 a temporary parking lot with a commercial unit built from a repurposed shipping container where the owner can operate a car rental company [his primary business] in order to generate revenue to pay professional design fees and site work fees for the subsequent phases. We are now in process of obtaining city approval for the full master plan which will be built on phases as funding becomes available and will have up to 25 residential units and 6 commercial units.
