This project is a office relocation project to the 6th and 7th floors of the Prime Ginza Yanagi-dori Building in Ginza, Tokyo.The new base will be the office of three group companies, including group companies Loadstar Investments K.K. and Loadstar Funding K.K..
This relocation project started at the same time as the renovation of the building. After completely dismantling the frame, we started to construct the ceiling, walls, floor, and interior decoration.The building frame is a space with a height of about 4.6m from the floor to the ceiling slab.Good conditions for an office building with high ceilings. On the contrary, the window surface is small and the room is not bright.
While considering how to utilize and overcome the potential of this frame, we constructed an office design that will become the new face of the Loadstar Group.
The theme of the new office given to us by the client for this relocation project is
「An office that imagines the fusion of real estate, finance and Tech」
At the entrance of the 7th floor where visitors come, we unraveled this theme and incorporated the company's thoughts on business and social impact into the design of the space.
The four key elements that we saw as the root of the design were the grandeur and social impact of real estate development, consideration for the environmental impact of real estate development, the liquidity of real estate brought about by finance, and the transparency and efficiency of transactions brought about by information technology. The key words derived from these points, such as "grandeur (dynamic)," "green (plants and light)," "liquidity," "transparency," and "openness," were superimposed and incorporated into the design.
We designed office space by reflecting the four key points throughout the space.
The entrance maximizes the characteristics of the dynamic frame. In order to lead the eye to the back of the building, light was taken from above through indirect lighting in the descending ceiling and ceiling lighting that illuminates the plantings placed in the center of the building. The walls surrounding the entrance, including the wall dividing the security area, and the walls of the conference room were all partitioned with transparent glass. This allows light from the outside to reach the interior, allowing visitors to spend time in the office while feeling the flow of time and the connection with the outside.
Futhermore, the Loadstar Group's office is divided into two floors, the 6th and 7th floors of the building.
A new staircase was installed at the back of the entrance to connect the two spaces divided by security.
Many visitors come to the reception on the 7th floor every day for meetings with the three group companies. From the workspace on the 6th floor, employees can come and go naturally between the two spaces without going through the common areas of the building.
This allows visitors and employees to be guided smoothly to the meeting room without batting at the entrance.
When an office spans multiple floors, the upper and lower floors should be connected inside the office without going out into the common areas of the building where the taste and atmosphere of the space is different. It's a simple thing, but we think it's very important to stay focused during working hours.
By connecting the dynamic impression of the space naturally to the workspace, we have designed an office space where everyone can work flexibly while feeling a sense of unity throughout the area.
